The entry way is spacious with a soaring cathedral ceiling and a view of the open living space, the half-turn staircase with hardwood treads, and the upstairs balcony. From here the hardwood flooring begins and runs throughout both floors of the home.
Living Room & Dining Room: The home is light and bright with 10’ ceilings on the first floor, 9’ ceilings in the upper and lower levels. To your left is a flexible sitting room with crown molding and recessed lighting. It’s currently used as a formal living room with pocket doors to the family room, but it could easily be a den, library, playroom or music room. On your right is the formal dining room with chandelier, crown molding, and ample space for a large dining set, hutch and sideboard looking out the front windows.
Kitchen: This kitchen will delight both chefs and guests with its balance of style and functionality. An impressive Wolf appliance package includes a 36” gas cooktop with chimney style range hood and double wall convection ovens. A Samsung Flexzone 4-Door refrigerator/freezer, Sharp drawer microwave in the island, and Bosch dishwasher round out the upgraded appliance lineup. The beautiful white cabinetry is stunning with raised panel, soft-closing doors and drawers, 42” upper cabinets with stacked crown molding, light rail, end panels, scroll brackets and furniture-like feet. The granite countertops are seemingly endless with plenty of workspace and a generous bartop with space for 5-6 stools for casual meals and conversation. Large windows over the double deep-basin stainless undermount sink look out through the three-season porch to the backyard and flood the kitchen with natural light all day. There’s recessed lighting as well as undercabinet lighting and three sparkling glass globe pendants above the spacious island. The beveled grey tile backsplash finishes the room in a lovely way with a decorative design above the cooktop. The breakfast nook is wrapped in windows and is spacious enough to hold a table for six easily for everyday meals, homework and projects. A glass door leads to the 3-season room and grilling porch. A walk-in pantry is adjacent to the kitchen with generous slide-outs and shelving.
Three Season Room: A full glass door off the breakfast nook leads to the large three-season room with the option for screened panels or glass panels based on the season. Trex decking below and cedar trim and ceiling creates a rustic feel. A wall-mounted TV hangs, a ceiling fan cools, and the room could be used as an outdoor living room or for al fresco dining. A screened door leads to the covered grilling porch so even in the coldest months you’re protected from the elements when you feel the urge to get your grill on!
Laundry Room: You’ll stop hating the chore with this terrific dedicated room. Oversized cabinetry stores all your supplies for laundry and cleaning, provides hanging sections for drying delicates, floor space for hampers, baskets, and great counter space for folding or flat drying, and a deep-basin sink. The 18” tiled floor space could also work well for a pet feeding and crate area if needed.
Office/Flex Room: Quietly set at the end of the hall is a modestly sized office space perfect for the professional that needs a space removed from the activity. Hardwood floors continue here, there’s a view of the backyard, and there’s cable access in the wall. This versatile room could also be a pet room, hold a murphy bed for guests, or be a craft room.
Guest Bathroom: A full bathroom with corner shower sits at the end of the hall privately, conveniently near the entrance to the home from garage. The tiled space features a vanity with granite top, Toto toilet and glass enclosure with full tile shower wall. Mudroom: A built-in bench with hooks above holds the outerwear you need at the ready, while an adjacent large double closet with organizers holds the remainder of your coats and boots.
Garage: The three-car garage keeps the driveway clear with three separate overhead doors and an entry door, plus offers storage and workspace, and a flight of stairs to the basement here too.
Family Room: The 10-foot ceilings add to the open feel here, but the woodwork and additional windows create a comfortable zone to relax wide open to the kitchen. The focal point is a full wall of custom built-in shelving and cabinetry with the gas fireplace at the center, with mantel and HDMI hard-wired into the wall above. The three large windows each feature a transom window above bringing the gorgeous view of the backyard, woods and pool into view. Pocket doors lead to the front sitting room and can be left open for multi-dimensional light, or closed for privacy. Remote-controlled blinds are installed for easy light control. Above are recessed lighting and a ceiling fan.
Master Suite: The second-floor owners suite in this home is particularly elegant and stylish. The vaulted ceiling, hardwood floors, and multi-dimensional light create a beautiful setting. Remote-controlled blinds are installed for easy light control and privacy, though the windows offer a birds-eye view of the luxurious backyard, pool, patio and woods beyond. The walk-in closet features plentiful laminate shelving, organizers, and drawers. The ensuite is lovely and modern with a light grey tile flooring and a dreamy Kohler “Birthday Bath” slipper clawfoot soaking tub at the center. Double full-sized black 60” vanities with storage, undermount sinks and granite tops are on each side. A semi-frameless glass-enclosure holds the full-tiled shower. A linen closet and private commode with Toto toilet complete the suite.
Additional Bedrooms: Four comparably sized bedrooms sit two across from each other off the hallway. Each bedroom has hardwood floors, blinds, and its own ensuite bathroom with vanities featuring undermount sink and cultured marble countertops, tile floors and tiled showers with niches. The two bedrooms at the rear of the home feature walk-in closets as well.
Lower Level: This space was designed for serious fun to be had here! The completely finished 1,543 sq. foot basement was professionally designed and built-out and thanks to the steel carrier beam, 9’ foot ceilings and full-egress windows, it’s comfortable, open, light and bright. Wide plank laminate flooring runs throughout.
Movie Zone: The home theatre area holds a 75” flat screen TV mounted on the wall with brick surround, coordinating décor, a trey ceiling and posts that define the space. The U-shaped sectional sofa is a perfect fit! You can imagine movie or Netflix marathons here on a regular basis. Against the back wall of the theatre area is a soapstone countertop that creates a bar with stools where additional viewers can sit facing the TV. Or, it’s a great area for serving snacks when entertaining.
Billiard Room: A beautiful eight-foot slate pool table is centered here with a themed hanging light above, a chalk-score board on the wall, wall-mounted bar top for drinks to rest during a game, as well as cue stick holders.
Bar Area: This home bar beats most. The soapstone curved countertop and cabinetry rivals even many public establishments! Under the gorgeous counters you’ll find two beverage refrigerators, an Edgestar ice maker, bar sink, and a built-in wine cooler. The cabinet storage is abundant and a centered flat screen TV overhead is perfectly positioned for bar patrons. Brick lines the walls and backsplash creating an authentic feel, and pendant lighting overhead adds to the ambiance. Nearby, a high top table with a roulette wheel inside is perfect for additional guests, quick meals and card games!
Fitness Area: Large sliding barn doors beautifully separate the space from the gym area which smartly offers a rubber padded floor, bright lighting, a half-bathroom and storage closets.
Utility Area: A back hall off the stairs holds a standalone freezer, and a free-standing wine refrigerator with two temperature zones. The mechanicals room is off this hall holding the Amana forced-air gas-fired furnace with two-zoned heating, two full-size Navien on-demand, gas water heaters, and a water softener. The sellers ran an oversized gas line to the home in order to assure the supply to the home would always be more than sufficient.
As listed, the sellers would leave the majority of the basement furnishings since they were purchased to suit the space.
Outdoor Patio: This enviable backyard was incredibly designed for the utmost in relaxation at home. The paver patio begins from grilling porch and stretches handsomely in each direction with flexible space surrounding each of the designated areas. On the far left side is a custom-built stone wood-burning fireplace perfect for those cooler nights with a wood-fired pizza oven and a built-in beverage refrigerator. Nearby, is a 6-person hot tub with stone surround. Near the rear of the patio you’ll find a round paver gas fire ring for gathering around. Iron fencing surrounds the pool and lawn area with gates to the front yard. Surround-sound speakers are disguised as flower pots and rocks to blend in subtly with the environment, and are easily controlled by an app.
Saltwater Pool: The centerpiece is most certainly the stunning heated, saltwater free-form inground pool by Casual Living. More than just a focal point, this pool is made for fun in the sun with multiple custom built-in benches, a waterfall fountain, and an incredible water slide with stone surround and retaining wall.
Gazebo/Outdoor Kitchen: Overlooking the pool is the Amish-built gazebo housing the outdoor kitchen and bar. Cooking for a crowd is easy here too with a Coyote dual-fuel grill: half charcoal, half gas, accompanied by a gas double burner and bar sink. Two beverage coolers make the bar, and there’s welcomed storage underneath. Above, is a Sunbrite 43” TV resistant to heat, glare and weather. This home has been efficiently designed and so meticulously updated that it feels like new construction.
Exterior: Curb appeal is plenty at this Southern-inspired home with its gracious front porch that harkens the charm of a street in Charleston or Savannah. The combination of hardy board siding with cedar shakes, granite stone wrapped foundation, and full granite chimney set the tone from the street. The deep covered porch beckons you to sit a spell with its mahogany flooring, ceiling, stairs and railing contrasting with the white custom-crafted columns.
Entry: Inside the solid mahogany door, you ll get the grand view of the interior looking through the living room, dining room and kitchen in this traditional southern single-house layout. A coat closet is perfectly placed, and the refinished oak hardwood floors in a warm tone stretch from here throughout the first floor.
Living Room: Your eye is quietly led up to the towering triple-stacked crown molding and millwork lining the stylish living room with its nine-foot ceilings. A centrally located gas fireplace is surrounded by one stunning continuous piece of rare Connemara Marble from Ireland custom cut to fit. Again, a transom height window thoughtfully maintains privacy but adds light to the room. The opposing wall is made entirely of full windows with transoms above and a glass atrium door to the side porch and patio overlooking the saltwater freeform pool: A lovely view from the table and easy access for outdoor grilling and dining.
Kitchen: Just a few years back the kitchen was carefully remodeled with a unique, functional layout that makes smart use of the entire space for both seating and working. The complimentary granite countertops tie the two cabinet styles together and offer bar space for seating at the island, and a great deal of good workspace for prepping meals.
The walk-in pantry is surprisingly generous and holds a set of whimsical red cabinets with workbench and ample custom shelving. A classic subway tile lines the backsplash in each section. The window seat along the back wall of the kitchen is just too sweet but a perfect place to chat with the chef in the house. Industrial style pendants light up the island, while recessed lighting provides needed task lighting. Glass upper cabinetry and a fully dressed range hood over the cooktop were worthwhile millwork upgrades to finish this well-done kitchen.
Rear Entry: The well-sized two-car garage is set on the alley behind Aurora Ave. with two additional parking places. It s neat as a pin with an epoxy floor and owners enter easily into the mudroom. Lined with a tall wainscoting with hooks and a brick reminiscent tile underfoot, it houses the laundry room with more wall hooks and upper cabinetry, and the adorable half-bathroom for guests with marble-topped vanity.
Master Suite: Privately set on the first floor at the rear of the home and overlooking the pool and patio, is the picture-perfect Master Suite. The hardwood floors continue here and the overhead pendant light with drum shade casts light in a coquettish pattern around the well-sized room. The ensuite is very spacious and neutral in d cor with a seven-foot double vanity with granite top, private commode, shower, and soaking tub with tile surround. The roomy walk-in closet features a well-appointed California Closet system and an overhead pendant to complement the one in the Master.

There’s a 1500-gallon septic tank with leach field system, and a drilled well 600’ feet deep. A commercial-grade gutter system was just added this year. Front and rear sprinkler systems were installed as well.

New England Inspired Salt Box Colonial in Charming Charlton Proudly built – and lovingly maintained – by its original owners with great care using fine materials.
Upon entering, you’ll love the warmth and feel of a traditional Colonial home from the vinyl flooring reminiscent of brick floors of a period home, to the layout with a formal dining room at right with hardwood floors, ceiling fan, and the formal living room on your left, currently used as a home office. Solid wood Colonial style doors and trim work are inviting, and the center-hall staircase has been updated with replacement hardwood treads.
Further into the home the layout breaks tradition and gives you the open-concept living space today’s families seem to enjoy most. The large kitchen is lined with solid wood cabinetry, newer solid-surface countertops and updated appliances including an electric cooktop, wall oven and microwave, all looking out to the backyard. It’s wide open to the breakfast nook with a sunny bay window for everyday meals, and the spacious family room that features a wall of solid built-in shelving, a Quadra wood stove with stone surround and slate hearth.
In addition, the sunroom, wrapped in windows, extends the living – or dining – space and looks over the beautiful in-ground pool! The low-maintenance, brick-reminiscent vinyl flooring runs throughout the area, and could easily be replaced with hardwood floors, laminate or carpet if preferred.
A mudroom holds the half-bathroom, laundry, and coat closets, and leads to the ample 3-car garage!
Upstairs, you’ll find space for everyone. Hickory hardwood floors take you up the stairs and run through all four bedrooms. The master suite is roomy, bright, and features a walk-in closet and ensuite bathroom with tile floors, walk-in shower, linen closet and well-sized vanity with storage. Each of the other three bedrooms are generously sized, filled with natural light and offer views of the lovely property. They share a hall bathroom smartly equipped with double sinks and plenty of storage, plus a tub-shower unit, and tile floors.
Above the garage, with its own separate entrance, is a one-bedroom apartment roughly 900 square feet with a living room kitchen, full bathroom, washer/dryer and large storage area. It has it’s own propane heat, central a/c, and new water heater. It’s previously been rented for $1100/month for many years, but is currently vacant and ready to rent!
The cherished in-ground pool is 21’ x 42’ with a newer vinyl lining. It’s surrounded by a concrete patio for sunbathing and is fully-fenced in for safety. Mechanicals: A new high-efficiency forced-air furnace and central a/c and water heater were all installed in 2018. There is a hookup for a whole-house generator, and a water-softener with ultra-violet filter. A large shed in the yard provides perfect storage for pool and lawn equipment and will stay with the home.
This well-designed and meticulously maintained one-owner home is ready for its next owners to enjoy all it offers in privacy, space and comfort.

It's the perfect spot for catching up or cooling down with a cold beverage while you watch nature around the pond and off in the rear field.
Back inside, hardwood floors run into the formal dining room as well that easily holds a table for 10+ with accessory furniture. This room overlooks the front yard and is flexible - it could be converted to a home office, or used as a formal living room. But, as is, it sure is ideal for entertaining with a comfortable flow throughout the living spaces.
The freshly carpeted family room offers french doors leading outside to the patio and a wood-burning fireplace for those cooler seasons with a brick surround and solid Oak mantle. Its soaring ceilings let light in from the upper level through additional accent windows.
Upstairs you'll new carpeting in the hall and each of the three bedrooms. The front two rooms look out onto the lovely front yard and share a full bathroom in the hall with tile flooring and a large vanity with storage.

WHAT I LOVE ABOUT THE HOME
When you turn off the road and drive the 1/4 mile up the private, tree-lined lane with views of the Shawangunk Mountains, you can't help but relax. Life in the country brings a feeling of serenity just by coming home. The house sits up on a hill surrounded by trees and landscaped beds: peace and privacy await the minute you exit the car. Each day driving in we've felt lucky to live here. Inside, there's a view from every window and each one reminds you you're on 26 private acres. Sit on the front porch, relax on the rear patio or the screened porch and watch nature at its finest. Deer, various birds, rabbits, turkey, fox, and every once in a while black bear will visit the yard. The pond is a favorite spot for ducks and geese to land, occasionally a heron if you're lucky, and its stocked with large mouth bass and a walking bridge over the narrowest section. All this can be seen from the dining area, screened porch and master suite! The privacy and nature this property offers is unmatched and always appreciated by guests. We've hosted two weddings with 200 people each and several other large gatherings like bridal and baby showers, anniversary and graduation parties. People always tell us it'd be a terrific B&B as the setting really feels like a vacation destination. There is a neighboring B&B that is very successful, and a conference center/resort being built across the main road. They both sit right on the road while we sit .25 off the road in complete privacy. The property is also well-suited for all types of farming and agriculture as originally it was part of a large dairy farm from 1934-1960. There's a good mix of open fields and mature hardwoods, with trails to enjoy throughout, but there is room to clear more for any animals or crops you'd like to raise. This versatile property can be a unique blend of both a home and business, or strictly one or the other. The opportunities are as endless as the stars in our picture-perfect nighttime sky.
